Membership Meeting
May 24, 2008
Well homeowners it’s that time again. Our membership meeting will be held as noted above on Memorial Day weekend. The dinner will begin at 5:00PM at the picnic area with The Association providing the meat (barbeque) and baked beans, prepared by our well known cook, Marvin Lovette. Utensils, napkins, bread and ice will also be provided. Members are asked to bring vegetables, beverages and definitely desserts!! The meeting will start at 6:00 pm following the meal.
Be sure to bring your extra dollars for the 50/50 drawing. This is just one way for our Association to raise money as well as the winner.
Note that membership dues need to be paid. Doris Clark will be at the picnic area 45 minutes in advance to take dues and allow pick up of arm bands. Please make sure to return your old bands for the new ones.
The Board has not received any requests for topics for our agenda. These are due at least 60 days prior to the meeting. Any topics you wish to discuss at our September meeting please forward them as soon as possible.
The pool will open this season on the 3rd Friday of May and will close the 2nd Sunday in October. We are currently awaiting the inspection of the pool and hope that will happen before the opening date. Periodic checks will be made on the bands – these should be worn when you are accessing any of the facilities.
We hope that by meeting time we will have an update on the boat ramp. Our Board has been diligent in trying to get repairs made and quotes given.
We would also like to ask that anyone with membership certificates that were issued previously bring them to the meeting so we can begin to get our log book updated.

Our 50/50 Drawing winner was Charles Sievers with total winnings of $158.00
Meeting was called to order at 6:00PM.
Roll call was held with 61 members present for a quorum.
The Treasurer’s report was given and minutes were read from our September 1, 2007 meeting. A motion was made to accept the report and passed unanimously.
Marvin Lovette noted that he was supposed to get estimates on boat ramp repairs and has found that there is currently no one from Little River to Wilmington that does boat ramps at this time. He did note that he had not been to Myrtle Beach or further into Wilmington to check because he had no names of anyone to contact. He talked to Gene down at Betty’s but he is currently out of business and he could not think of anyone. He did note that CAMA, because of many new restrictions, said that the concrete would have to be formed on shore and pushed into the boat ramp area in sections. The State did this under the bridge. Gene did note that due to the length we needed (approximately 50’) that if we could find someone who would handle the project it would be $50,000+. This would cost approximately $1,000 per foot to replace – not repair.
Richard Eury noted the changes that had been done at the pool area. The gates have been changed and there is now an office where the records will be kept along with bands for the members. He advised that they hoped they could have someone at the pool on Saturday’s between 11:00 – 12:00 AM to accept dues and exchange arm bands.
Gary Kistler noted that we had lost another member of our community – Delores Lovelace and that she would surely be missed by all.
Richard Eury advised the membership that Gary Kistler and John Harris had met with an attorney regarding the legality of a meeting that was held in 1998 in which it was voted to require all homeowners to be a member of the Association. This was done in a legal manner and a quorum was present at the meeting thus the attorney said the meeting was done legally. Letters were mailed to all homeowners advising them of the meeting and the items to be voted on. Membership is required. Marvin Lovette noted there was an addition done to the By-Laws on a few items to be effective January 1, 2000 for a period of thirty years. Paul Aderhold questioned if this was done correctly.
Richard Eury noted that some of the homeowners had mentioned that our By-Laws state that we have a yearly audit. Gayle Eury checked with four separate CPA’s and found that two of them no longer did them and the two that did gave fairly similar pricing – somewhere between $3-5,000 and in some instances up to $7,000. This will be placed on the agenda for the next meeting to vote on whether to have the audit and spend this money. Mrs. Doris Clark does an excellent job and noted that just to have her records reviewed would cost $3,000. A round of applause was given to Mrs. Clark by all.
Paul Aderhold noted that the minutes stated that he had talked to an attorney. The minutes he is referring to are the minutes from a Board meeting. They state that he was contacted by an attorney – which at the time he received the message he was unaware the gentlemen calling was an attorney and he never spoke to him personally.
Tina Odom noted that the minutes from the Board of Directors meeting made reference to being contacted by an attorney regarding the letters that were sent out regarding the dues and lien’s being placed on the property for non-payment of them. Richard Eury reiterated that Marvin Lovette had already covered that subject and the meeting that Gary Kistler and John Harris had with our attorney. Pat Goodnight, a realtor, noted the realtor’s law was passed this year regarding membership in an Association. If it was voted on that all should be members, as ours was, then the Association has the right to place a lien on the property. If the individual does not pay the dues then when the property exchanges hands this will be collected. Richard Eury noted that our attorney advised them of these new laws and the lien process. These new rules help homeowners associations with these type rulings. Gary Kistler noted that it was on the website under Finelaw Cases, chapter 47S. Someone asked that if they did not pay their dues would the lien placed on the property and collected when it was sold. Yes it would, and it is up to the homeowner who sells to advise the new buyers of the dues.
Mr. Hardie Tew asked about putting carp in the pond to help clean up the algae. Someone noted that we had an otter that was in there previously and that he ate the fish. Richard Eury asked that the ones who live around the lake point the lawnmower away from the water and this would help with some of this problem. Another member noted that there was a chemical costing $146.00 per gallon that would kill the algae and not the fish.
It was asked if there was any additional new business to be discussed – if not then would someone make a motion to adjourn the meeting. Gary Kistler made a motion, seconded by Paul Aderhold and the vote was unanimous. Meeting was adjourned at 6:50 PM.
